![]() ![]() Once you open a can of worms, there's no going back. Have the furnace checked if it's gas for leaks. If you have central air, make sure the a/c unit is level. Make sure the gutters are draining properly and the drains go away from the foundation. Check for leaks around the toilets and faucets. Also, the hoses to the washer, d/w, faucets, and toilets were all rotten. it broke a few months later, spewing water all over the newly carpeted rooms downstairs. Our inspector had told me to replace the water heater sooner rather than later. Ours (previous home was over 30 years old) had a loose wire which could have arced and caught fire. Have an inspector check the electrical box. Is this typical? are there any other things I should do? Somebody at work sai that whenever he buys a house, gets new toilets, or at least pays a plumber to remove and re-install them. ![]() I'm buying a 30 year old house that doesn't look overly well cared for. Saying all that, toilet technology has greatly improved in the last handful of years so if you have a house full of 30 year old toilets, you may want to upgrade despite all that could possibly go wrong. It takes a bit of experience to know how to shim and how tight to get those bolts without cracking the porcelain of the new toilet you just purchased. The bolts holding a toilet down to the floor have a fine line between allowing the toilet to move (and thus damage the wax ring over time) and cracking the porcelain. The bolts holding down the toilet down to the floor are almost always rusted and corroded meaning you have to gently saw them off without destroying the porcelain and get new hardware.ĭ. Your options are to buy a reinforcing ring made of metal to put on top of the old broken flange or you have to cut into the subfloor to replace the toilet flange. The flange that the wax ring sits on has previously been cracked or the slot where the toilet flange bolt locks into has been rounded out. This is quite common because builders often you really cheap valves that get sediment build up over time or corrode enough that the valve will no longer seat properly.ī. The shut off valve doesn't close all the way meaning you now have to shut off the water to it and replace it. Some things I have found upon yanking a toilet are:Ī. In order to refloor a bathroom (properly), you have to yank the toilet so the age of the wax ring is probably the same age as your flooring.Īlso, yanking toilets can lead to other problems that you may now have to deal with. And just because the house is 30 years old doesn't mean the wax rings are that old. Wax rings don't go bad unless there are other problems. ![]()
